
The Andhra Pradesh government has unveiled an ambitious plan to develop a massive 23,000-acre industrial park in Sri Sathya Sai district, strategically located near the Bengaluru National Highway and approximately 75 kilometers from Devanahalli airport. The project is expected to transform the region into a major industrial and technology hub, attracting investors from across India and abroad.
The industrial park will be divided into sixteen sector-specific zones, encompassing aerospace, space, electronics, drones, and information technology. These zones are designed to promote innovation, facilitate industrial growth, and support the development of high-tech industries. The master planning of the park is being carried out by Lee and Associates, the firm renowned for its work on the Visakhapatnam city plan. The thoughtful design aims to ensure world-class infrastructure, efficient connectivity, and sustainable development.
The Andhra Pradesh Industrial Infrastructure Corporation (APIIC) is acquiring 14,000 acres of land for the project, including 2,000 acres near Tekulodu. Earlier, 8,844 acres were allotted to the Lepakshi Knowledge Hub, which faced legal disputes, but the current acquisition ensures smooth progress for the industrial park. Farmer compensation has been set between seven and fourteen lakh rupees per acre, totaling nearly 800 crore rupees. To fund the development, APIIC is negotiating loans after receiving state approval to raise 2,000 crore rupees.
Officials are optimistic that the park’s proximity to Bengaluru and Chennai will attract major IT and industrial investments. The project is expected to create significant employment opportunities, promote technology-driven enterprises, and contribute to the overall economic growth of Andhra Pradesh. The master plan is scheduled for completion by December, and with careful planning and execution, the industrial park is set to become a landmark development in southern India.
