Sobha to Launch ₹22K Crore Residential Projects Across India

Sobha Ltd, one of India’s leading real estate developers, has announced plans to roll out 13 premium residential projects across major cities, including Bengaluru, Mumbai, Delhi-NCR, Chennai, and Kerala, over the next 18 months. The projects, spanning a total built-up area of 16 million sq ft, are expected to generate sales worth ₹22,000 crore.

The announcement comes on the back of impressive financial performance. In the second quarter of FY26, Sobha recorded a 61% year-on-year surge in sales bookings to ₹1,902.6 crore, compared with ₹1,178.5 crore in the same period last year. During this quarter, the company sold 13.94 lakh sq ft of residential space at an average realization of ₹13,648 per sq ft. Net profit nearly tripled to ₹72.52 crore, up from ₹26.08 crore in Q2 FY25, demonstrating robust demand for premium housing.

Sobha’s managing director, Jagadish Nangineni, emphasized that the strong pre-sales performance reflects sustained interest in luxury residential properties, driven by improving macroeconomic indicators and timely government initiatives. The company has also completed 2.25 million sq ft, comprising 1,185 homes, in the first half of FY26, further strengthening its delivery track record.

In addition to residential projects, Sobha will introduce two commercial developments covering 0.74 million sq ft, bringing the overall upcoming development pipeline to 15 projects with a combined built-up area of 16.7 million sq ft. With a clear pipeline of future launches over the next six quarters, Sobha is strategically positioned to capitalize on growing demand across India’s urban housing markets.

Headquartered in Bengaluru, Sobha Ltd reported a net profit of ₹94.68 crore on total income of ₹4,162.75 crore during FY25. The company has delivered over 148 million sq ft of developed space across 27 cities, establishing a strong presence in India’s real estate sector.
