Brigade Acquires 11-Acre Land Near ITPL for ₹2,000-Crore Office Project in Bengaluru

Brigade Enterprises Ltd, a real estate developer, bought an 11-acre land plot across the International Tech Park (ITPL) in Whitefield, Bengaluru, to construct a high-end office complex with a gross leasable area of 1.5 million sq. ft. The GDV of the project will be over ₹2,000 crore.

The strategic deal is a milestone in the extension of Brigade’s commercial property portfolio in one of Bengaluru’s premier tech zones. Whitefield, with the strength of robust metro connectivity and an active corporate ecosystem behind it, remains one of the focus points for Grade A office space demand.

“This strategic acquisition is a significant step in our journey to create world-class commercial spaces with a sustainable and future-ready infrastructure,” said Nirupa Shankar, Joint Managing Director, of Brigade Enterprises. “This development will also support our net-zero goal and further strengthen our leadership in the Grade A office leasing segment.”

The proposed office complex will boast innovative architecture and green design, making it a beacon in the city’s business property market.

In another development during the last month, Brigade signed a joint development agreement (JDA) for a 20-acre plotted residential development in Malur, East Bengaluru. The project, with a development potential of 0.45 million square feet and GDV of ₹175 crore, is located along the Satellite Town Ring Road (STRR) and the Chennai Expressway—areas that are seeing increasing interest from homebuyers.

“We keep searching for high-potential land tracts in line with our long-term strategy of developing well-planned, sustainable communities,” Pavitra Shankar, Managing Director, Brigade Enterprises, said.

Brigade Enterprises Ltd shares settled at ₹994.30 on the BSE on Thursday, down ₹22.15 or 2.18%. Though there was a fall, the company is busy on both the commercial and residential fronts, gearing up for long-term growth in India’s realty boom.
